What does a building and pest inspection actually cover?

We're looking at older weatherboards like this one. Is a standard building and pest report enough, or do we need extra checks? What did your inspector miss, if anything?

It's a visual inspection of what they can reach. Nothing behind walls or under floor coverings, and no electrical or plumbing compliance. Ask for the roof void and subfloor to be included.

This is what they found under the carpet in ours after we bought it. The report had a line about restricted access to the floors.

For old weatherboards I'd add a plumber's camera on the sewer line. Tree roots are common and not cheap.

Really helpful, thank you. Adding the subfloor and a sewer camera to our list.
