Smoke alarm and gas safety checks: who books yours?

Is it your property manager, or do you book these yourself? I've had one missed and found out at the inspection.

Mine are booked by a compliance company the manager uses. I check the certificates each year.

Calendar reminders for each property. I don't rely on anyone else's system.
